When it comes to Livspace, plenty of options can be considered; we will discuss them with you during our initial consultation and find the right fit for your project. There are six main types of Loft Conversions, and the type the architect will recommend will depend on the style of your property, roof height, available space, planning regulations, budget and your requirements. Every home is different and unique, which is why one type of attic conversion only suits some.
Rear Dormer
This form of Loft Conversion is by far the most popular type in the UK. The existing back slope is removed and built up vertically from the rear elevation. Rear Dormers are sometimes built directly up from the property's back wall, or in some cases, they are stepped in slightly to ensure that the Loft Conversion adheres to the local council's regulations. Although Rear Dormer roofs may seem flat and are even called flat roofs, the roof's external layer has a slight slope to allow for rainwater to run off and fall into its gutter. The Dormer's internal ceilings remain entirely level.
L-shaped Dormer
An L-Shape Dormer Loft Conversion is where two dormers are built and connected. One flat roof dormer is built over the central part of the roof, and the other flat roof dormer is built over the rear part of the roof, which then, from a bird's eye view, creates the distinctive L-shape.
Mansard
Named after the 17th-century French architect Francois Mansard, a Mansard is usually at the rear of the property. However, a Mansard can be located at the front in some circumstances. This will depend on the type of house and if other properties nearby have already had this design completed and permission granted by your local council.
Velux
A Velux Conversion is where the roofline is unaltered. Velux windows allow natural sunlight to shine through the newly created space. The team at Livspace are all Velux Window Certified installers. We will only use official Velux Windows as they are the leading manufacturers, and they will also guarantee their product.
Hip-to-Gable
A Hip-to-Gable Conversion is always popular for detached or semi-detached homes with a hip roof. A hipped roof is a roof with a sloping side in addition to the slopes at the front and back of the property. When creating a Hip-to-Gable, you vertically build the bottom of the side slope and extend the existing ridge to create a Gable End.
Piggyback Conversion
A Piggyback Loft Conversion removes the existing roof and raises the perimeter walls by approximately 1.3 meters. When the newly pitched roof is built on top of the freshly raised perimeter walls, it creates much more head height and, ultimately, a more valuable living space.
Planning Permission & Building Control
Regarding Planning Permission and Building Control, the rules about whether or not you need Planning Permission are far more challenging to define in these instances and depend on distances to boundaries, between neighbours, aspect ratios, and other factors. We strongly advise you to seek specialist advice. Building control permission will almost certainly be required.

Once our Founder, Nicky, has been out to meet with you to ascertain your plans for your new loft project, we will send out your free quotation. A few days after receiving the quote, we will contact you to hear your thoughts and answer any questions you may have.

Want to see examples of our work before you choose to partner with Livspace? No problem! Prospective clients have the unique opportunity to view our work in person and have a walk around, speaking with previous clients to ask them any questions on how the build went.

Nicky will work closely with you and our in-house architect to help achieve the best possible design for your property. If you already have plans, we would be more than happy to use these. Livspace is flexible and happy to be involved at whichever stage suits you.

Once we have all the relevant permissions in place, i.e. Planning, Building Control, Party Wall Agreements, we will assign your project to its own Team Leader, who will be on-site every day until the project is 100% complete.
The Team Leader, along with our founder Nicky, will be your main point of contact for your project and will be on-hand to deal with any issues that may arise. Not only will your project benefit from a standalone team, but Nicky will also oversee Quality Control by visiting the site regularly, ensuring the project meets Livspace’s high standards on time and that the site is being kept safe and tidy.

At the end of the project, a snagging list will be compiled. Nicky and your Team Leader will ensure that everything is completed, and our Quality Control will ensure that nothing has been missed. Your Free Decoration will then commence, and the scaffolding will be removed.

Before leaving you to enjoy your brand-new living space, we will organise the final inspection and ensure your home is as tidy as we found it. Many of our projects have come to us via recommendation, and we would love to showcase the work we have done to help you embrace the unused space in your home.
